PROJECT OVERVIEW

Project Description

Riggs Crossing Senior Residences is a 93-unit affordable housing community geared towards seniors aged 55+. It will be a 4-story building consisting of a 2-story concrete podium and a 3-story wood-framed building with one of the concrete floors being a below-grade parking garage. Overall, the building will ahve approximately 67,000 SF of rentable residential space, 6,000 SF of amenities, and future retail on the ground floor. It will also consist of approximately 25,000 of below-grade parking and back of house facilities for building operation. Amenities include a Leasing/Resident Services Offices, Community Room, Common Amenity Space, Fitness Room, Library, Wellness Room, and a package room. The facade consists of (2) different color bricks, fiber-cement panels, fiber-cement lap siding, and pre-fabricated aluminum balconies and railings. A very interesting feature of the building is that the the roof will be a green roof system in conjunction with a solar panel array to promote sustainability. This project will be targeting several green ratings including Enterprise Green Communities Plus, Energy Star, indoor airPlus, and DC’s Zero Energy Ready Home (ZERH) program.

LOCATION

The project is located in Ward 4 in Northeast DC in the neighborhood of Riggs Park. The building is at the corner of Riggs Road NE and South Dakota Ave NE, directly across from the Wal-Mart and new apartment building along Riggs Road. It is walking distance from the Fort Totten metro station. The site was a former right-hand turn lane on land owned by the District.
